General contracting and construction management at risk
RJM is a full-service general contractor striving to ensure value for our clients. Under the general contracting model, we execute lump sum, guaranteed maximum price and cost plus fixed fee contracts.
The Construction Management at Risk (CMr) process is like general contracting. CMr provides the advantages of construction management agency (CMa), while allowing the client to execute a single contract with the CMr. Different than CMa delivery, the CMr holds a contingency for unforeseen conditions and the client holds a contingency for scope changes.
Construction management agency
In the Construction Management Agency (CMa) delivery, a contracting partner is selected based upon qualifications of the type of project being constructed. The construction manager provides a host of pre-construction services including phasing planning, developing the pre-construction schedule, and budgeting throughout the entire design process. In this delivery method the client enters into a contract with each individual subcontractor on the project.
In the design-build approach, owners contract RJM to be responsible for both a project’s design and construction. We work to balance design demands with budget and schedule to deliver the project responsibly and respectfully.
Integrated project delivery
Integrated Project Delivery (IPD) is a project delivery approach that integrates people, systems, business structures and practices contractually. RJM prefers to apply IPD principles to a variety of contractual arrangements into a process that collaboratively harnesses the talents and insights of all participants. This enables optimized project results, increased value to the owner, reduced waste, and maximized efficiency through all phases of design, fabrication, and construction.
