(Golden Valley, Minn., October 13, 2020) ─ RJM Construction is partnering with CEDARst, BKV, and Hess Roise to renovate the former Duffey family paper warehouse facility located at 528 N. Washington Avenue. Renovation will Include micro-unit apartments and retail. The project started on September 8, 2020 and is scheduled for completion in December 2021.
RJM will lead the project team to convert three existing buildings, each with different construction types, to 183 micro-unit apartments with retail on the main level and underground parking. The project is slated to receive historic tax credits and will require strict adherence to all State Historical Preservation Society (SHPO) regulations.
RJM’s specialized team has completed similar adaptive re-use of historic warehouses and they will work closely with all project partners to repurpose the former Duffey Paper warehouse to enhance the residential footprint in the North Loop.
The conversion of the Duffey Paper building demonstrates the vitality of the current state of construction in the multifamily market in the Twin Cities, despite this year’s COVID-19 pandemic.

By collaborating with the developer and architect BKV, the RJM team reduced the budget significantly, without sacrificing design or quality.
